Move-In / Move-Out & Deposit Kit
For landlords and small property managers handling move-ins, move-outs and security deposits
For landlords who do their own books. Log income and costs for each property as you go, in categories named after the lines of the IRS rental income form (Schedule E). At year end, the Year Summary is the page you hand your preparer.
One row per amount received and one per cost, each with its property and category. The categories are the Schedule E line names, so every row lands on a line, and the Year Summary totals each line for each property and for all of them. Check rows flag anything not yet on a line, such as late fees before your preparer has told you where they go, and a monthly view shows cash in and out.
The line names and numbers follow the 2026 draft of Schedule E as checked on November 6, 2026, which splits interest into vehicle loan and other; a line number is a setting you can correct if the final form changes. Depreciation is not calculated: enter your preparer's figure if you want it in the totals. It organizes your records and is not tax advice.
